Why This Market?

Energy Costs

Boston / Eversource

27.00¢/kWh

2024 NSTAR Electric commercial bundled average · EIA

U.S. commercial average (2024): 12.75¢/kWh

High electricity costs make inefficient heating, cooling, and lighting expensive to operate.

NSTAR/Eversource bundled customers. Greater Boston includes other utilities; National Grid’s Massachusetts Electric average was 23.03¢/kWh in 2024.

Building Requirements

Boston BERDO / Cambridge BEUDO

Boston’s BERDO sets reporting and phased building-emissions requirements for residential buildings with 15+ units and nonresidential properties of 20,000+ sq ft. Cambridge has its own BEUDO requirements.

Operating efficiency supports progress toward applicable building-emissions limits.

Cambridge emissions reductions begin in 2026 for covered nonresidential properties of 100,000+ sq ft; smaller covered properties follow later. Residential coverage is principally reporting.

Potential Incentives

Mass Save · BMS & Controls

Mass Save offers eligible BMS incentives for first-time installations, replacements, and HVAC control optimization, with separate custom pathways for larger projects.

Participation, project requirements, documented savings, and program approval determine eligibility.

About these electricity figures

EIA Table 7 reports 2024 revenue per kWh for bundled commercial utility customers, excluding separate third-party supply. The U.S. reference covers all commercial customers and provides context rather than an exact like-for-like comparison. These historical averages differ from current tariffs and individual building bills.

Existing Building

Modernize Your Existing Building

Modern building automation can help reduce unnecessary heating, cooling, ventilation, and lighting use while giving your operations team a clearer picture of building performance. IBIS can explore a wired, wireless, or hybrid approach based on what is already installed and the disruption your property can tolerate.

From established multifamily buildings to commercial properties with aging controls, owners have opportunities to reduce waste while planning for future capital work. Where BERDO or BEUDO applies, smarter controls can support a wider building-performance strategy.

Explore Retrofit

Reduce controllable energy waste

Coordinate occupancy-aware controls, schedules, zone settings, and monitoring around your project design.

Upgrade without starting over

Evaluate connections to existing plant and equipment. Bisly Aurora wireless can reduce new cabling in suitable spaces.

Manage from one place

Coordinate supported systems through one building-management interface.

New Construction

Build Smarter from Day One

Specify an integrated building automation platform early so HVAC, lighting, metering, and other supported systems can be designed as a coordinated whole. The Bisly wired portfolio is the preferred starting point for new construction, with flexibility for project-specific requirements.

Design coordinated controls early, with long-term energy management in mind.

  • Fewer control silos
  • More efficient installation and commissioning
  • Better long-term operating visibility
